April Real Estate Market Update:

Sold properties dropped 10 % over the last year in San Diego due to low inventory. Higher construction costs and increasing sales prices continue to hamper new home sales, despite huge demand for additional supply.

Mortgage rates for buyers hit 5% in April (the highest rate since 2011). Monthly payments have increased significantly and as housing affordability declines an increasing number of would-be homebuyers are turning to the rental market, only to face similar challenges as rental prices skyrocket and vacancy rates remain at near-record low.

San Diego County: the Median Sales Price was up 20% over the last 12 months to $975,000 for detached homes and 25% to $645,000 for attached homes. Days on the market decreased 5% for detached homes and decreased 35% for attached homes. While the supply decreased 35% for detached homes and 50% for attached homes.
