💰𝐌𝐨𝐫𝐭𝐠𝐚𝐠𝐞 𝐑𝐚𝐭𝐞𝐬
The 30-year fixed rate ticked up slightly this week to 6.27% from 6.22% last week.

𝙇𝙚𝙩’𝙨 𝙜𝙤 𝙩𝙝𝙧𝙤𝙪𝙜𝙝 𝙩𝙝𝙚 𝙮𝙚𝙖𝙧 𝙖𝙣𝙙 𝙗𝙧𝙚𝙖𝙠 𝙞𝙩 𝙙𝙤𝙬𝙣!

📅 January & February
The slowest stretch of the year. We get a small wave of retirees, first-time buyers, and investors who wait for the new tax year but overall January 15th through the end of February is the quietest period in the North Texas real estate market.

🌼 March & April (the very end of February)
The “sweet spot.” More buyers enter the market, listings haven’t exploded yet, and competition is lower than late spring giving a great window for sellers.

🌤 May & June
Inventory climbs as school lets out and vacations begin. More listings + more buyers = more activity, but slightly more competition for sellers.

🔥 July
Peak season. Listing activity, buyer activity, and travel all hit their high point. Lots of movement, lots of options, and lots of competition.

🎒 August
Another push as families rush to get under contract before school starts. (I feel this will change over the years as more and more people remove themselves from traditional schooling.)

🍂 Mid-September through October
Activity drops. Many sellers pull their homes off the market heading into the holidays. October and November usually have the highest number of cancellations and expired listings.

🏡 November to December 15th
Ironically this is the second best window of the year after March & April. Inventory drops, so motivated buyers come in strong and so do the sellers who need to move. There's always a small spike on Thanksgiving week from buyers who want to be in a home before Christmas or before the end of the year.

🔮 Looking Ahead As we move into 2026, mortgage rates, portable mortgages, and even potential 50-year loan options could boost buyer demand. More demand typically pushes values up and with Quantitative Tightening just ending December 1st 2025. We will have to see how much money they start printing in 2026 as they start to improve quantitative easing. QE will cause inflation and that will push your home value up

We’ll know a little more after the Fed meeting this Wednesday (Dec 10th). I’ll keep you posted on how it may affect the spring market. But as of today I believe the best time to list your house in 2026 will be March 25th & November 18th.
