We're seeing a significant uptick in the local real estate market, with home sales increasing to 86 this past week. This is a positive sign for the housing market, indicating a growing demand for homes as we head into spring. 86 homes sold (sales picked up vs. December + January weekly pace)

232 new listings

87 price decreases

95 canceled + 74 expired listings (still a lot of “stale” inventory getting reset)

What I’m watching next

February is usually when the market starts to “wake up.” If the typical seasonal pattern holds, sales can rise sharply going into spring — which can mean less negotiating room in certain price ranges.
