Here’s what just happened in Sacramento County as we wrap up the year:

The median sold price in November dipped slightly year over year, from $555,000 to $535,000, showing continued price stabilization.

Meanwhile, the median active price increased to $599,000, signaling that sellers are still aiming high, while buyers are negotiating.

Inventory rose to 2.4 months, up over 26% from last year, giving buyers more options than we’ve seen in quite some time.

And homes are taking longer to sell, averaging about 40 days on market, which means pricing and presentation matter more than ever.

So what does this mean for you?

Buyers: This is one of the strongest negotiating windows we’ve had in years, more inventory, more price reductions, and more seller concessions.

Sellers: Homes are still selling, but only when they’re priced correctly and positioned strategically from day one. The days of ‘test-the-market’ pricing are behind us.

As we head into 2026, affordability is slowly improving, inventory is normalizing, and the buyers and sellers who win are the ones using the right strategy for today’s market.
