How do I handle tenants who are behind or late on rent? It starts with clear expectations up front.

Late fees should be outlined in the lease, and more importantly, enforced. Sometimes I’ll waive the first one as a courtesy “If you pay today, I’ll waive it this time”, but I make it clear that going forward, fees will apply.

It’s about consistency. I’ll often say: “This is a mutually signed agreement. I have to follow it and treat all tenants equally.”

Especially if you manage multiple units, exceptions for one quickly become expectations from everyone.

Be direct, stick to the lease, and open the door to honest conversation. If there’s a deeper issue going on, that’s when real dialogue can start.
