The January numbers are in, so let’s break down the market data for single-family homes in Oswego School District 308.
Hi, I’m Kurt Clements with eXp Realty in the far west suburbs of Chicago.
At the time of this recording, there are 85 active listings in the district with an average list price of $617,090. Additionally, 126 properties are under contract with an average list price of $523,773.
In January, we had 59 homes sold, with an average market time of 61 days. The average sold price was $442,497.
Looking back at the December results, we had 64 homes sold, with an average market time of 42 days. The average sold price was $437,382.
We sold 3 fewer homes in January, the average market time increased by 19 days, and the average purchase price increased by $5,115.
Looking back at the results from a year ago, the average sold price in the district in January 2024 was $467,684. Comparing that to January 2025 numbers of $442,497, I think it’s safe to say that Oswego School District 308 homeowners might be scratching their heads a bit.
We still need more inventory in the area and remain in a seller’s market. When we look at the absorption rate, it’s 1.45 months. The absorption rate is the number of homes available (85) divided by the number of sales (59). In other words, selling the existing inventory would only take 1.45 months if no new homes came on the market. So, if you are considering selling your home, now is a great time to act, as we need more sellers to take advantage of the market.
