Hey everyone—welcome back. I’m Tim, a property advisor here in Phnom Penh. In this video I’m taking you inside the Times Square 10 showroom (it’s actually inside the Times Square 1 building—this developer’s first project from about nine years ago). I’ll walk you through the mock-up, explain how the building is laid out, what the prices look like right now, who’s buying, and how to pick a unit with the best view on Otres Beach, Sihanoukville. If you’re looking at Cambodia beachfront condo investment, this should help a lot.

Pricing right now (overview from the video)
– Crystal (1BR): units from ~$50,000 (a few below this can appear but move fast)
– Ocean Gold: around $90,000 (lower-floor P-type 1BR mostly sold; more 2BRs left)
– Diamond: around $115,000
– Average $/m² across what’s left: roughly $1,002–$1,300/m² (lower floors mostly gone)

How the views work (important!)
Because the tower isn’t perpendicular to the beach, view direction matters more than usual. Every unit has a balcony, and if you pick the right side you’ll get an ocean view even from your sofa. In the video I overlay simple Google Maps markups plus drone shots so you can see north vs south and understand exactly how your line of sight will feel in real life.

Payment plan (why investors like this)
The developer is known for being flexible. The standard structure here is 20 / 40 / 40:
• 20% down
• 40% spread across monthly (or 6-month) installments during construction
• 40% on handover
This spreads cash flow, reduces upfront commitment on an off-plan buy, and gives you time as the project and the area keep progressing.

Who’s buying + how to find deals
Crystal sells quickest (1BR demand). The duplex levels just launched, so price per m² is higher up top. Good news: sometimes a buyer cancels and a unit pops back—these are the chances to grab a better price in a good stack. I get daily price updates directly from the developer, plus floor plans, renders, facilities—I’ll share everything so you can compare options in a clean way.

Why Sihanoukville (Otres) now
I’ve done two videos already about the city’s story and the condo market. The key point: you’re not buying “Sihanoukville today.” You’re buying the next 4–5 years—with ongoing clean-up, improving infrastructure, and stronger tourism/FDI momentum. Waiting until it’s all obvious usually means paying a lot more.
