It’s been a year of record prices, low stock, and homeschooling, but how long will this last, and what does next year have in store for homeowners?

2022 will be my 15th year selling real estate in Frenchs Forest, Belrose and Davidson so it would be fair to say I’ve sold in a lot of different markets during this period, none as busy as 2021.

In January this year, I reported that this will be the biggest growth year we have ever seen, and it has been, with a 36% rise in property prices and 12 residential sales above $3 million in Frenchs Forest and Belrose alone. 10 of which were made by local agents, not Out of area agents.

In June I gave you the advice to sell in Winter, and even during lockdown, we ended up seeing the strongest sale price gains we have seen since the beginning of 2021. So congrats to those that took advantage of this window.

As I throw up the 2021 stats you can see that Belrose saw the greatest price rise with 42% over 12 months.

So, where to from here?

With only 58 properties currently for sale, 7 weeks away from Christmas I anticipate we will finish the year on a positive note. Although my numbers suggest September was the peak of the climb, I don’t foresee prices dropping, rather a stabilisation which should bring some normality to the market.

Those homeowners wanting a premium result have between now and the end of January 2022 to launch their properties with the RBA hinting at rate rises to come sooner than expected and APRA once again looking at changes to how banks lend money.

So if selling is an option for you, it’s time we start planning now to secure the best possible price before we see the leveling of property prices and increase in stock.
