The Cares Act provided certain protections from eviction and late fees for most tenants in federally subsidized or federally backed housing.

This protection was from March 27, 2020 to July 24, 2020.

This protection only applied to payments and would not protect individuals from eviction from breaking other parts of their leases.

The payments are still a financial obligation that must be honored at some point.

The CDC issued a temporary eviction moratorium on September 4, 2020 to halt certain residential evictions for nonpayment of eviction.
Eviction can still be done if other terms of a lease are violated.

This temporary moratorium ends on December 31, 2020.

At the end of the moratorium payment for rents will be due.

If you cannot make these payments, then try to work out a repayment with your landlord.

I think that on Jan. 2, 2021 these landlords will pursue evictions if terms have not been worked out with these landlords prior to this date.

The end of the moratorium on evictions will likely produce a rise in homeless as a result of future evictions.

States have stepped and introduced their own eviction moratoriums to less the impact of the federal mandates. But I think these will be challenged in court and will not survive challenges.

Either the Trump or the Biden administration has to address this quickly.
