The board of administration, also called the board of directors, is responsible for the operation, management, and functioning of the condominium. Their rights and duties are laid out in the condo documents and in Florida statutes. They have many powers and duties. For example, they can initiate law suits on behalf of the unit owners when doing so would affect most or all of the unit owners, and they can resolve those legal disputes. They're also responsible for the collection of fees, maintenance of common areas, and other functions and roles. It's very important that the board of directors or board of administration uphold their fiduciary duty. In other words, act in a way that they believe is in the interest of the condo. Failure of the board to do so may subject them, individually or as a group, to sanctions.
