In theory, a seller assumes that by offering a selling agent bonus it should increase showings from buyers with agents who have convinced their client to see the home with a bonus. I have never sold a single home that had a bonus that I otherwise would not have shown to a buyer if it did not have a bonus. Sellers need to just lower their price ahead of the current market and watch the buyers start flocking to their home!
