JUL 2025 Stats for Single Family Homes in Santa Clara County are here!

Let’s dive right into our July stats to compare them to June:

Active homes decreased from June by 5%, with 1,273 Single Family Homes on market in July. Pending Sales were down by 6% and Sold Sales down by 16%.

We’ve been seeing a consistent drop in inventory each week over the past month, shifting to a slower trend of homes coming to market.

Days on Market have increased by 5 days from June, with homes taking an average of 23 days to get into contract during the month of July.

Open house traffic was slow throughout July, with buyers still looking at properties as they consider their purchase yet remaining prudent on writing offer(s) as they continue to watch with a “wait and see” perspective. Buyers are cautious about taking on new and more debt; wanting to have a better grasp on the effect of tariffs being implemented and their effect that is likely to be felt more as we head into the Fall season.

This trend of caution is evidenced in The Average Sale Price having decreased by 8% from June, now resting closer to $2.3 ML.

The Average Price per Square Foot went down 4% from June, now resting at $1,174 per square foot; with the List to Sale Price ratio down by 1%. Homes are now selling at an average of 3% over the offer list price.

Worth of Inventory is once again closer to 2 months’, up 13% from June.
There was no real change in the 30-year Conforming Fixed Mortgage Rate at the end of July, resting at 6.78%

However, upon a lower-than-expected Job’s report that came out on August 1st, along with a revision of May and June job numbers, showing a weakening trend in the job market; lenders are beginning to ease mortgage interest rates slightly. And although the FED decided to not reduce the Prime Interest rate this past July, traders are now beginning to grow more confident that the FED may cut the prime rate in September, and possibly more as we move into the last quarter of the year.

The housing market in the Bay Area continues to move, all-be-it a bit slower than this time last year, and in what we are calling a more normalized marketplace; where buyers still have more choice in inventory than in past years, and more negotiation power due to affordability issues as well as the continued concern about overall economic future affordability and predictability.

Buyers, this is an excellent time to get all your “ducks in a row” with your loan approval process and be prepared for if/when rates do become lower; you can be ready to make confident and strong offer(s) on the most desirable homes when rates do present themselves to be lower. We can still expect to see volatility in the trading and stock markets as it responds to new information shared directly via the administration, as well as Months’ through economic stats and reports presented each week.

Sellers are best prepared to glean top dollar quickly, when they strategically prepare their home for today’s shifted market. Seller’s need to be cognizant not only of buyer demands for homes in good condition for the price they are willing to pay, but also insurability and thus lendability issues that are playing a bigger role in today’s housing market.
