Guess the payment on these homes! I'm showing you 3 homes, with 3 different prices, in 3 different neighborhoods: #NorthEnd, #SouthComo and #ComoPark all within St. Paul. Can you determine how much a home's monthly payment will be?

We're looking at 1. The "New Home" 2. The "Fixed up Charmer" and 3. The "Fixer Upper"

It's easy to think the purchase price and monthly payment go hand and hand, but they don't! The purchase price is only one part of the equation to determine your monthly payment. I always tell people to determine your budget and then determine your monthly payment, that will go towards your mortgage (principal and interest), insurance, taxes, and PMI (if you're putting down less than 20%).

You may have been surprised to find out all 3 homes had the same monthly payment, despite being vastly different purchase prices, all within a few miles of each other in St. Paul. That's because the taxes were different in each neighborhood! Also, the "New Home" will have less monthly costs, as it will not need much (if any) work. The "Fixer Upper" will need a lot of work and upkeep, which would drastically increase one's overall monthly payment.

**We used a standard mortgage calculator with the following set financials:
3% down (PMI was then added)
3.75% Interest Rate
30 Year Term Loan
