I am Victor "Vic" Huerta and on today's Free Agent Real Estate show, I am going to dive into the housing market numbers for January 2018 and explain what all these numbers mean to you as a home buyer.

Ready. Set. Record!

First lets dive into active listings for sale which are homes for sale that you can buy today, right now!

These are all data points for week 1, January 2018 for each year:
2015 we had 21,606 homes for sale
2016 we had 19,047 homes for sale
2017 we had 19,041 homes for sale
2018 we now have 16,283 homes for sale

As you can see we have fewer homes coming up for sale each year since 2015.

Now lets deep dive into the supply (homes for sale) in the four major price ranges:

Homes under $200,000:
In 2016 we had 5,050 homes for sale
In 2017 we had 4,480 homes for sale
Today we have 2,868 homes for sale

Homes Between $200,000-$500,000
In 2016 we had 9,469 homes for sale
In 2017 we had 9,589 homes for sale
Today we have 8,773 homes for sale

Homes between 500,000-1 million
In 2016 we had 2,850 homes for sale
In 2017 we had 3,172 homes for sale
Today we have 2,793 homes for sale

Homes at and above 1 million
In 2016 we had 1,678 homes for sale
In 2017 we had 1,800 homes for sale
Today we have 1,849 homes for sale

So what does this mean to you as a home buyer?

1. If you are a home buyer looking for a home under $200,000 you need to make your offer as strong as possible.
2. If you see a home you like and love on our website, call or text us quickly so we can show you your future home on day 1 when it hits the market
3. Make a fast, decisive decision to move forward or you can hope for something else to come up for sale, just keeping it real like always.
4. You will be competing with other offers & buyers in this market.

Now, If you are a home buyer looking for a home between $200k-$500k
1. You have more homes to choose from in this price range.
2. We are currently helping sellers sell their current home for high profits and helping our sellers upgrade to a newer home, better home & location or helping our sellers buy a new high energy efficient home by a builder.

Now, If you are a home buyer looking for a home at $500k-1M
You have a drop in active listings for sale at a rate of -12% from January 2017.

Now, If you are a home buyer looking for a home at $1M and above:
You have positive shift in active listings for sale at a +3% from January 2017.
