The data that we uncovered in this video, regarding the inventory of homes currently on the market, indicates that housing inventory is on its way down.

Adding to the downward trajectory, historical data supports a drop in inventory as we enter into the Spring.

When compared with the data that we uncovered regarding the average Days on Market (DOM), we found that not only is inventory trending down (and historically trends down at the beginning of Spring), but also that the Days on Market goes down some time at the end of February into the beginning of March.

This indicates that not only will homes be selling faster, come to the end of February (good news for homeowners wanting to sell their homes fast), but also that the number of homes available (inventory), will be going down at the same time (also good for sellers).

TO THE BUYERS:
The general advice here is that, given all other data points, buyers who are on the fence, need to make a move quickly. Not hastily, or without due diligence, but quickly.

Many incentives are available for buyers right now, whether you are buying from a builder or a homeowner in San Antonio. As long as Days on Market is high, and the number of Listings is high, you are still in a BUYERS MARKET. You have leverage.

As for homeowners wanting to sell their homes, this might be a perfect opportunity to use the extra month to take some extra steps to ensure you sell your home fast. This could include a shampoo of the carpets or steam of the tile, painting interior walls or rooms, or even landscaping - to name a handful!
