You might ask what does demographics have to do about special purpose real estate properties. Specifically, it has to do with the property positioning (see other installments) and likely location for your non-profit including the churches, schools, and day cares. If you plan on building a church within a community that cannot support it, are there other funds through missions and other ministries that can support it. Another example might be, placing a non-profit in a location where you do not have the right age mix. Do you want to be in a community that has a lot of younger families, or one that is represented by something else?

We have represented numerous churches where the existing congregation, and or membership, has changed and this has resulted in a decline in overall numbers that can support the ministry. These, and many other things are tied to demographics and knowing what your mission and vision statement are so that they can work in tangent. Within our business, we often utilize the information provided through the demographic source of USA.com (www.USA.com). There are other sources, but this one is free and searchable throughout the US by zip code.

Specific information is available on population trends, housing, school district, libraries and income. You can compare the zip code to the county and other larger areas. This is not all encompassing, what do you want for free. However, it will give you some insights about a particular area.

Do not overlook the Environmental Watch link. This link provides access to the EPA web site so that you can consider what, if any, issues there are with the property you arte looking at, or a neighboring piece. Wouldn’t you want to know if there is a super fund site down the street? Or for that matter right next to you. Our offices have represented a church that appeared on this list, because a boiler broke and flooded the basement. Somehow, the EPA picked this up and placed the property on a watch list. As part of our due diligence, we identified this and bought it to ownerships attention. Within a few weeks, the erroneous violation was cleared and we proceeded to initiate the marketing of the facility.
