Appraisals may not be required when you purchase a home!

When they are, there are certain things the appraiser is looking for when they inspect the property.

They are looking for comparable. Other "like" properties that are close in proximity and similar to the "subject" property, the one we're financing.

There's a lot that goes into the appraisal process and this is in everyone's best interest. The bank wants to know that the home that they are lending the money against, is worth what it's being purchased for. The buyer also wants to know that the property they are buying is worth what they are paying.

Now there is an Inspection Waiver, called a PIW, that can be issued when doing certain types of loans. This is where the automated computer system can tell with BIG BROTHER data that the house is worth what we are saying it's worth or more. When this happens you can save time and money by not having an appraisal required for your purchase or refinance.
