Repairing a dripping tap by washer replacement and regrinding seat

Tap washers are not usually the answer to a dripping tap. Most often the actual valve seat needs regrinding. As tap seat becomes worn it very often causes the tap to drip and leak. In some cases the drip will be caused by a perished or worn washer. Most of the time the cause will be due to a worn tap valve seat.
In this case you will need to reseat the valve bed, this is a really easy DIY job but a reseating tool is required.
