As a homebuyer, should you do a final walkthrough before closing? The simple answer: YES! You may think that the purchase agreement is the last step in the homebuying process, but doing a final walkthrough is actually necessary before you make the critical decision of buying a new home.

As one of Southeast Florida’s top luxury real estate advisors, my experience is that about 80% of my clients in South Florida are not native to the area. Instead, they’re from out of town. This makes it even more important to include a final walkthrough in the homebuying process.

Some home sellers are also unaware of structural defects that exist in their properties. And as real estate agents, it's our job is to spot them and possibly address them ahead of- or during the time of drafting a purchase agreement. This way, we can still negotiate some adjustments to the property.

Because of possible defects and subsequent repairs they require, you really need to have a final walkthrough in your homebuying process. Whether you do it yourself, through a representative, or via a virtual walkthrough facilitated by your real estate agent, you HAVE to do it - even when you've already come to a purchase agreement.
