EXCLUSIVE Vs NON-EXCLUSIVE OPTION | Which One Should You Use?


A lot of people may be torn between using an exclusive or a non-exclusive option when partnering with others in their wholesale real estate business.
An exclusive option is a contract that you give to another wholesaler, which means that that other wholesaler cannot sell the real estate property specified on the contract to somebody else and that they would have to work with you and only you. And this is why you'll find that often times the other wholesalers will not agree to an exclusive option contract with you. In my case, I always go for a non-exclusive option. It gives the other person the freedom to try to market the deal and sell it themselves.
