In July, 113 homes sold (27 new construction, 86 resale), with a median sale price of $677,500 and $270 per square foot. But here’s the kicker, nearly half of all existing homes sold after at least one price drop, and many had multiple. The median days to contract is 33, but the average is a whopping 56 days, showing that overpriced homes are dragging. With 149 homes pending and 515 active listings (442 of them existing homes), it’s clear this is a market where strategy matters. Buyers have options. Sellers need a game plan.
