• Median sales price: $350,000 (up ~1.4% year-over-year)
• Closed sales: Down 8.1% (592 homes)
• Pending sales: UP 4.9% (666 homes)
• New listings: Down 4.6% (705 homes)
• Active listings: Down 13% (767 homes)

What does that mean?
The market is slowing for the season — but still competitive, still tight, and still acting like it’s doing us a favor.
