Using ChatGPT Advanced Data Analysis in Commercial Real Estate - Property Valuation

In this video, I show you how you might use ChatGPT Advanced Data Analysis (formerly Code Interpreter) to value a commercial real estate property. First, I have ChatGPT Advanced Data Analysis read and analyze a dataset of hypothetical sales comps. I then have it perform submarket analysis by creating four graphs. Next, I have the tool suggest sales comps that are most similar to a subject property and then estimate a market cap rate. Finally, I have the tool produce a PowerPoint presentation to summarize its analysis. While the tool still has a way to go before replacing CRE analysts, its future potential is clear.
