The September 2025 housing numbers are in for the Conroe & The Woodlands area, and we saw a seasonal cool-down across the board. Prices eased off a bit after August’s rebound, homes are taking longer to sell, and inventory stayed steady — all signs of a balanced, healthy market.

In this update, I’ll cover:

Median price: $322,445 (↓ 8% MoM, ↑ 1% YoY)
6,553 active listings | 1,286 homes sold
55 median days on market | 5.1 months of inventory

🏡 Sub-Market Highlights:

The Woodlands: $577K median (↓ 16% MoM), still selling fast with only 3.6 MOI
Conroe: $296K median (↑ 3.8% YoY), steady and balanced
Spring: $320K median (flat YoY), homes averaging 54 DOM
Magnolia: $349K median (↑ 9% MoM, ↑ 10% YoY), most buyer-friendly market right now
