Rents are dropping fast in Florida. The problem is simple — rents got too expensive during the pandemic. Local incomes couldn’t keep up, and now the correction is here. But landlords are stuck. Taxes, insurance and interest rates are higher. That means falling rents could force many landlords to sell. And we may already be seeing that happen.

Florida now has 170,000+ homes for sale — the most in 10 years. One market bucking the trend is Miami. Apartment occupancy is still 97%, according to RealPage. That’s down from 98.5% three years ago, but above normal. Miami’s rental market is holding up — for now. The average Miami rent is $2,800/month. That’s the same as Los Angeles.
