Sales volume is still down substantially compared to typical levels: 35%. This has been the case for a few months now. House prices are down by 6.5% over the past 12 months. Apartment and townhouse prices are still up by 2% over the past 12 months, but prices have been inching down about 1%/month over the past few months.

Listing inventory has crept back up to more typical levels, which means buyers now have more choices. This isn’t a bad thing. While it makes selling property more challenging, it also makes buying property more enjoyable.

Here is what I think: if you are buying and selling, then one whichever side you lose, you will gain on the other. If you are buying only, then now is a great time. The conditions are on your side. If you are selling only, then you might consider trying to hang tight as typical demand levels should likely come back in not too much longer.
