So, what’s going on? We’re statistically even (within 2%) for the year and up the quarter. The yearly trend has lost more than 2 percentage points and the quarter-to-quarter trend has gained almost 4 since our prior observations. We’re still within 2% (statistically stable) of the 1-6-month median value for the period ending 3/16/2022 which was $855,000. This is when the Fed most recently started to raise interest rates and our current benchmark for recovery. I won’t consider this a recovery until we break through that 2% threshold, and we’ve actually slipped back some here. We’ll check back in about a month.
