Let Your SOI Know You're In Real Estate: tapping into your SOI, your immediate network of friends, family, and acquaintances. Offer to answer any real estate related questions they have and let them know if they are someone they know has any real estate needs to contact you. Ask if they'd be interested in you sending them a video home value update.

Social Media: use social media to build awareness within your existing network. Share a mix of personal and business - by doing so you open the door for more connections. Serve your audience what they connect with and engage with their accounts.

Be Willing To Work Rentals: rentals won't make you a ton of money but, they will allow you to make contacts, get reviews, and both of those will lead to more clients. You also gain experience no matter if it's a rental, buyer, or seller.

Work Open Houses: find a listing that you can hold open, start with your brokerage and if for some reason that doesn't yield results reach out to agents outside of your brokerage and ask if you can hold their listing open. This is an excellent way to get your first buyer client. Get that face time with potential buyers and then nurture the relationship.
