I was an undergrad student.
Joseph was finishing his MBA.

We met in a student common area while I was breaking down a Jersey City multifamily deal for another student. He overheard the conversation, saw my passion for problem-solving, and asked questions.

That moment turned into a lifelong partnership.

Most deals fail because people focus on price, not the problem they are solving.

We NEVER negotiate on price — we negotiate on terms and structure deals to get paid upfront while protecting downside. This is how I am able to break comps.

I didn’t go to university for a GPA.
I went to network, build relationships, sell deals, and raise capital.

I employ and contract skilled professionals with credentials — degrees and GPAs don’t create value in my business model. Execution does however I do have more respect for higher education.

Within 2 years, Joseph’s student debt was gone.

I helped him acquire a couple of buildings near our university.

Today?

He’s a close friend, business partner, and family.

He’s walked 200+ investment properties with me and was one of my first real students — relentlessly curious, always asking questions, which forced me to stay sharp and intentional. Also one of reasons why I conduct real estate tours.

As a result, he built long-term stability and continues investing to elevate his family’s lifestyle — all while thriving in the pharmaceutical industry.

Degrees don’t build wealth.
Access, mentorship, relationships, entrepreneurship, value creation, and capital literacy do.

Information is the new currency.
