1. Usage

✅ I plan to visit the area at least ___ weeks per year (generally 6+ weeks/year makes buying more reasonable).

✅ I am comfortable committing to the same location for most vacations over the next 5–10 years.

2. Financial Readiness

✅ I have enough savings for down payment + closing costs (usually 10–20% down for a second home).

✅ I have extra funds available for maintenance, property taxes, insurance, and emergencies.

✅ I’m not relying on rental income to break even (bonus if rentals help, but don’t need it to afford the home).

3. Rental Rules and Local Market

✅ I’ve researched local short-term rental regulations (if planning to Airbnb/VRBO).

✅ I understand the real estate market trends in the area (prices, rental demand, resale strength).

✅ I have a plan for property management if I don’t live nearby.

4. Lifestyle

✅ I want a personalized space I can leave "as is" between visits (no packing/unpacking stress).
