Ayub's blunder ("Jay went into his mate's toom, his mate's room, I mean my mate's room") makes perfect sense if that room was occupied by Brandon. given that Brandon is the one person who was a mate of Jay and a mate of Ayub. So maybe the downstairs room at the airbnb was Brandon's, not Rocky's?
