Hi, this is Darren from Property Prosperity. I'm just out at the site where my clients looking at putting an offer over the next couple of days. So I wanted to give them a free assessment where I went out there (..) and just make sure there's no particular issues which gonna cause them some grief later on. Just wanna have you look at the block here. As you can see it's about 340 square meters. Actually it crosses a park. I'll give you a bit of a look around to give you a look of the park across the road. So that would be pretty nice in the winter time with (..) green and so forth. Usually what happens is when you're across the road from a park that's gonna add a few extra dollars in the price of the block of land, it's gonna be nice once it's finished off. A few little things we have to look at, make sure there's no particular issues was always, the width, the block right here is just over 10 meters so it shouldn't cause too many issues as far as to fit a nice house in there. As 340 square meters, good depth, so yeah it would probably fit 3 bedroom 2 bathroom. Probably go for single garage and one of my concerns for this particular one though is it does slope a little bit to the back to the right hand corner. Issue might be with that, we might need to put retaining walls particularly along the fence line at the back, what we could do is maybe put a garden bay (?) at the back there sort of trying to deal with the slope-ness in that way. So on the whole it's seems like a pretty good block and client gonna put in an offer and see how it goes with the agent and hopefully we get to build his house for him. So keep you informed.
