Buying a home in Frisco, TX can be challenging in the current market. Depending on your budget and your requirements for updates, you might find yourself in a position of competing with others on a particular home.

Today I share how you prepare for the financing as part of your offer.

Price is important, however, it's only one part of your offer. The seller will be considering price, terms, and financing. What good is a great price if the deal doesn't close and the seller has to go back on the market?

Three Keys for a Great Offer:

Great pre-approved with a preferred lender. There are many, many lenders out there that want your business and many of the big box mortgage companies are more into marketing and tech that getting you mortgage ready. Let me explain. The big box companies with will be quick with an approval letter of sorts after a phone call with you and possibly running a credit check. The problem for you as a buyer is if they don't review your financial documents (bank statements, pay stubs, tax returns, etc.) the approval letter they are providing really isn't worth much to you... or the seller when you make an offer.

Many of these same companies will not let you review the cash to close or the total monthly payment prior to you making an offer. WHAT?? I know it's crazy. They want you to get under contract with on a house and THEN they will provide you an itemized worksheet that breaks down the principal, interest, taxes, insurance, PMI, HOA, etc. Same is also true for your cash to close. The cash to close is the amount and breakdown of your down payment, prepaids, fees, etc. These are items you NEED to see and review before making an offer; not AFTER getting under contract.

Introduce the preferred lender as part of your offer. As part of the offer, not only include the pre-approval letter from the preferred lender but also include a brief note explaining that the lender is local, available, has reviewed all the financial documents of the buyer. Side note: If your offer is not contingent on selling a current home, your offer is even stronger and I would include that fact in the personal note to the seller.

Connect he preferred lender with the listing agent. if you want your offer to get more attention that the other offer that a seller might receive, have your lender call the listing agent and tell them how well qualified you are. Yep, this works. Keep in mind that the listing agent is in communication with the seller and at at some point the seller with want to know what they think. This technique work because the listing agent will eventually say "I spoke to the lender on this offer and ...." Once again, bringing more attention and favor to YOUR offer.
