Concept plans filed with the City of Denver propose converting the eleven-story Holiday Inn at 3333 Quebec Street into a 220-unit apartment building.

The hotel-to-housing conversion would repurpose an existing 310-room hotel into long-term residential use, while retaining the current structure and roughly 605 parking spaces split between garage and surface lots. Plans also show new co-working space, fitness and wellness amenities, a dog lounge, golf simulator, and outdoor areas with fire pits and grills.

The project is currently flagged as “additional information required,” meaning the concept will need to be revised and resubmitted before moving forward.
