Many homeowners neglect routine maintenance of their furnaces, air conditioners, and other HVAC equipment. Without proper maintenance, small issues can spiral into expensive problems. Plus, properly maintained HVAC systems can reduce a home’s energy usage by up to 40%!

If you’re experiencing a problem with your HVAC system, start with the easiest troubleshooting.

First, check the thermostats. Are they set correctly? Are they on? Do your battery-powered thermostats have functioning batteries?

Next, check your actual units (the furnace or A/C, for example). Are they running? Is the electricity or gas that fuels them flowing? If your gas is on but your gas-powered unit isn’t running, it could be a pilot light or ignition sensor issue. The solution is to clean the igniter or replace it. Gas is dangerous — if you don’t know what you’re doing, have a professional do the repairs. If you ever smell gas, it means you have a leak. If so, leave the house immediately and call your gas utility company.

If your furnace or A/C is running non-stop, and you’ve confirmed that the thermostat is set correctly, what can you do? First, check the air filter. If it’s dirty, you’re going to want to clean or replace it. Check the blower fan while you’re at it — it should also be clean. Then, make sure all your vents and registers are actually open. For A/C units specifically, make sure it has enough refrigerant. If it doesn’t, it won’t be able to cool the air properly and will run more than usual. Low refrigerant means a leak, which will require a technician.

Dirty air filters can also cause weak airflow, as can a worn-out blower fan. On an air conditioner or heat pump, dirty condenser coils can also weaken the airflow. If you have an outdoor unit, you can clean the coils by gently spraying them with water.

If your HVAC unit is blowing the wrong temperature of air, chances are the issue is with the unit itself. An A/C unit with low refrigerant will blow warm air, while a furnace blowing cold air may signal a faulty pilot light or a gas flow issue. If everything with the unit seems fine, you may have leaky air ducts. If so, get some heat-rated foil tape — not duct tape (ironically).

As for routine maintenance… Replace or clean your filters regularly (about four times per year). Keep your condenser drains clear to avoid overflow. Do a visual inspection regularly, and clean anything that’s getting dirty. Monitor your home for odd smells or sounds coming from the HVAC system. These can signal mould, dirty filters, or vermin living in your ducts. Listen for odd noises, as well — noises are one of the best ways to diagnose HVAC system issues.
