March and April are some of my favorite months to list a home—and it’s not by accident.

Buyers start reaching out as early as January. They’re watching. They’re waiting. And they’re motivated. But inventory is still low because most sellers don’t want to move in the cold.

That gap matters.

When your home hits the market in March or April, you’re often one of the first strong options buyers see after months of searching. Less competition. More attention. Better positioning.

And here’s the part most people miss: with average days on market hovering around 50–60 days, listing in early spring actually puts you under contract—and closed—right around the summer peak.

Waiting until May or June usually means more competition and fewer serious buyers. Miss that window, and you’re often closing in late summer or fall, when prices typically soften.

Every neighborhood is different, but strategy matters. Data matters. Timing matters.
