Purbachal Jolshiri Abashon is an under-construction residential area located in Rupganj Upazila, Narayanganj District, Bangladesh, on the outskirts of Dhaka. It is developed by Jolshiri Abashon Corporation, a sister concern of the Army Officers Housing Scheme, and was initially intended exclusively for Bangladesh Army officers. The project covers approximately 2136 acres of land, or 9 square kilometers.
Location and Connectivity:
Jolshiri Abashon is strategically situated at the eastern fringe of the Dhaka Metropolitan Development Plan (DMDP) area. It is approximately 1.3 km south of RAJUK's Purbachal New Town and immediately east of Bashundhara Residential Area, separated by the Balu River. The area boasts excellent connectivity, being linked to the 300 ft Purbachal Expressway and 150 ft Madani Avenue, which provide access to prime areas of Dhaka such as Gulshan, Banani, Baridhara, and the Airport road. It's about a 7 km (8-minute drive) from Kuril Flyover via the 300 feet RAJUK Purbachal Link Road.
Facilities and Amenities:
Jolshiri Abashon aims to be a self-sufficient model town with a wide range of facilities, including:
Recreation: Jolshiri Central Park (opened in 2021), Jolshiri Golf Club, and an amusement park. The Central Park features green landscapes, walking trails, and a serene environment.
Education: Plans include 19 nursery and primary schools, 7 secondary schools and colleges (including Sheikh Russel Cantonment Public School & College, Bangladesh International School and College, and Jolshiri Public School and College), and a university in Sector-16.
Healthcare: Plots are designated for clinics and healthcare facilities, with Jolshiri Central Hospital & Medical College also nearby.
Commercial Areas: A Central Business District (CBD) in Sector-15, Super Malls in Sector-05 & Sector-13A, convention/community centers, individual commercial plots, markets, and Katcha Bazars across various sectors.
Residential Features: Many developments within Jolshiri Abashon offer features such as internal driveways, lifts, standby generators, intercom systems, underground water reservoirs, secured car parking, and provisions for modern utilities. Rooftop amenities like BBQ corners and community rooms are also common.
Utilities: Provision for filling stations, deep tube wells, sewerage lift stations, and solid waste transfer stations.
Development and Concerns:
The project was founded on April 11, 2011. While the Bangladesh Army's Quarter Master General was involved in the scheme, the project has faced some environmental concerns. It is situated in a designated flood flow zone of Dhaka, and according to the Dhaka Metropolitan Development Plan, this area is not meant for development. Concerns have been raised about the filling of wetlands to create plots. The Dhaka Cantonment Board Authority (DCBA) is the approving authority for building plans within Jolshiri Abashon, not RAJUK.
