Welcome back and welcome to popular New Smyrna Beach! I’m Kevin Kling with 386realestate.com and before we jump into this list, I need a small favor. Here are your top 5 reasons to consider New Smyrna Beach for your next home or condo.

Location, location, location - no, that's not three of the reasons, but it’s worth repeating that the city of New Smyrna Beach has an unbelievably convenient location. Here in the heart of Central Florida you have the advantage of traversing the state or getting to airports very easily. NSB is right near both the I-95 and I-4 corridor, taking you north, south, east or west in a breeze, and there is also the Daytona International airport 10 minutes away, as well as the Orlando international airport which is within an hour’s drive or so. Speaking of Orlando, you may have heard of the nearby attractions such as Disney, SeaWorld and Universal Studios - all of which are a perfectly approachable drive away. Other easy day trip options include historic St. Augustine and the home of space exploration, Cape Canaveral. Now, It’s hard to get bored in NSB, but if you do, this prime location means there’s still plenty to explore nearby.

The beach! Yes, of course the beach makes the top 5 list as the bread and butter of sun and sand fun. But what makes this beach special compared to the 200 other options in Florida? Well, to start, NSB is on the east coast of Florida which provides a true beach, with waves, tides, and refreshing water temps. The beaches on the west coast of Florida are like sitting on a large, flat lake, with bathtub water - don’t forget the bubble bath! And like the World’s Most Famous Beach slightly north, NSB is one of the few beaches that allows some beach driving. But don’t worry if you don’t like cars on the beach, there is also a no-drive section here as well.

Affordability - Who doesn’t want to enjoy a beach lifestyle without breaking the bank? NSB offers much more affordable beach homes and condos than you will find in south Florida. As costs continue to rise across the country, you can find solace in not spending too much in this scenic city.

Water access - You may not know this, but besides the beautiful beaches in NSB, there is also wonderful intracoastal waterway access, and an inlet from the river to the ocean for amazing boating opportunities. Fishing is fantastic here, and there are a nice array of home and condo options with boat docks so you can enjoy the best of your Florida lifestyle.

The abundance of Locally owned restaurants and shops - If you’re like me, then you probably get tired of the same ol’ corporate restaurants and stores. Here in NSB you will find many locally owned, unique restaurants and boutique shops that will satisfy any pallet. As a bit of a foodie, I love to come down from my hometown of Port Orange to grab a bite to eat at one of the award winning eateries here.

Take it from me, east is better than west, central is better than south, and the beaches to the north are just too cold - so what does that make NSB - JUST RIGHT!
