Mayor Wu of Boston has introduced a legislative proposal that would bring rent control back to Boston. The proposal has a cap of 10% on rent increases and allows for some exemptions. Some people think this bill goes too far and others think it doesn’t go far enough. What are your thoughts?

Rent control is not in effect in Boston, MA. Massachusetts state law prohibits cities and towns from enacting rent control ordinances, meaning that landlords in Boston are not subject to any rent control regulations. Some landlords may choose to voluntarily limit rent increases, but they are not obligated to do so.

The state legislature has considered bills that would allow rent control, but these bills have not been passed. In 2019, a bill was introduced in the Massachusetts House of Representatives that would have given cities and towns the ability to enact rent control policies, but the bill did not progress out of committee.
