You’ve probably seen the headlines: “Housing inventory is back to pre-pandemic levels.”
Nationally, that statement is might be true… but it's wildly misleading.

Across the US, the number of homes for sale has increased compared to the historic lows of 2022 and early 2023. But “up from record lows” is not the same thing as “back to normal.” Even on a national level, inventory is still well below true pre-pandemic levels, and affordability hasn’t magically reset because of it.

Now let’s talk about what actually matters: local data.

In this video, we break down housing inventory trends in South Jersey, focusing specifically on Burlington County and Camden County using January data going all the way back to 2017.

Here’s the part most headlines skip:
Inventory was already declining before COVID.
Even in 2017–2019, the number of homes for sale was trending down year over year. The pandemic didn’t create the inventory problem. It accelerated one that was already happening.

Back then, a balanced market in this area meant 2,000–3,000 homes for sale at this time of year. Buyers had options. Sellers had competition. That was normal.

Today, yes, inventory has risen slightly from the absolute bottom of 2022–2024. That’s real. But when you zoom out, we’re still operating with a fraction of the homes we used to have. We are nowhere near pre-pandemic levels.

What this means right now:
• Buyers still face limited choices and competition for well-priced, well-maintained homes
• Sellers still have strong demand, if homes are priced and prepared correctly
• National housing headlines don’t reflect what’s happening in individual markets
