Hyderabad real estate developers are raising serious concerns as HMDA officials reportedly insist that approvals must come from “higher authorities." Credai Telangana President Indrasena Reddy says he is unaware of this directive — but acknowledges the growing challenges faced by builders in today’s system.

Credai highlights that India has 1–2 lakh developers, with 10,000+ builders in Telangana, yet less than 1,000 are part of Credai.
Small and mid-level builders are struggling due to approval delays, corruption, file movement across 100 to 160 desks, and the shocking 6-month delay in issuing Occupancy Certificates (OC).

Journalist Johnson questioned how the government aims to achieve Vision 2047 when builders are forced to go in circles through government offices.
Credai warns that “fear of success” is killing innovation, and many developers prefer land trading over construction due to approval hassles.

Credai also says builders' seed money is being forced into bribes, and this culture is damaging the industry. The association plans a detailed meeting with Chief Minister Revanth Reddy to propose a 45-day approval window and a corruption-free system.
