Your commercial roof system includes a lot more than just the top layer of material that you see. In this video we explain all the components of a full commercial roof system.

The main components are:
1. Structural roof deck. Usually commercial roof decks are 22 gauge corrugated steel, but can also be wood or concrete.
2. Vapor barrier. Not always included, but depending on the property type a layer of thin waterproofing vapor barrier may be installed over the roof deck.
3. Insulation. Usually this is build with polyiso foam board ("iso"). If your flat roof needs to have slope built in for water to drain towards gutters or drainpipes, another layer of tapered insulation may be added on top of your iso. Usually, tapered insulation is built with EPS foam board.
4. Cover board. Cover board over your insulation provides improved fire rating, improved impact resistance, and gives your roof a firm surface.
5. Roof membrane. This is the top layer of waterproof material (such as TPO or EPDM membrane). It's the material you see on top of the roof, and has the most important job of waterproofing the building.
6. Other components you'll find on a commercial roof are: edge flashing, curb flashing, fasteners, plates, glue, metal flashing for walls, gutters, and coverings such as rock ballast or pavers.

We recommend having a commercial roof inspection at least once a year to make sure all these components are working together properly.
