In the past week, I had three clients who were scrambling to secure a rental property for their university bound kids. These young students were willing to share accommodation with 3-4 friends.

I saw some properties in Hamilton, that were actually chopped up rooming houses. There is a huge spike for rentals in University towns, as record number of foreign students are coming into the province. Some are here for education, however, I feel some are here as a loop hole to purchase real estate for foreign buyers.

Now, if you have a University bound student, it would make a lot of sense to purchase one of these properties. Not surprisingly, the resale market for these properties is not as hot as the rentals.

If you know your son or daughter is gong to be at a particular school for the next 4-5 years, it would make a lot of sense to purchase a property. Rather than paying a landlord record rent for their property, for which they might have a hard time selling.
