User Properties are basic UTF-8 string key value pairs, that can be added to almost every MQTT packet. Exceptions are PINGREQ and PINGRESP.

With User Properties the OASIS Technical Committee addressed the lack of extensibility in MQTTv3, which many users mentioned as a major drawback. Although technically a rather simple feature, the possibility to pass metadata across an entire MQTT ecosystem has enormous effects.

What are typical use cases for MQTT?
When multiple systems are connected with MQTT there can be a large variety of payload structures. Some clients might use XML1.1, others XML2.0 or JSON as payload format. User Properties can pass this specific markup language as metadata. The receiving client can process the payload without trying different parsers or unpacking the payload. This reduces the computing load for the entire system.

Multiple systems often receive the same data for different purposes. For example one system might use data for live display, another system for long term data storage. User properties can act as additional application level that helps the broker decide quickly, if certain messages are passed on to a set of subscribers or not.

In MQTTv3 it was not possible to comprehend, who the publisher of a message actually was. The User Property feature in MQTT 5 allows the publisher to easily add information about itself. For example, a publishing region. This information is forwarded to any receiver of the message without adding any extra business logic.

Conclusion
The User Property feature in MQTT is technically just a small enhancement. But it offers almost limitless possibilities to apply additional logic to an MQTT use case.
