Hopefully a strong finish to this week and episode!
This week I try to get my routine back on track by waking up earlier and tackling the mountain of paperwork before the lads arrive. I’ve had amazing viewers reach out to help, but truthfully, this side of the business is something I need to get right myself — it’s the only way to make sure nothing slips through the cracks. Fingers crossed the custom app I’m building does exactly what I need it to!
A fellow viewer and tradesman spots we’re after a Bumpa hoist — and comes through big time! Stay tuned for how that turns out.
While Ben waits for access to a town job, we tick off some smaller tasks around the yard. I fit new glow plugs on the wood chipper, while Ben cuts reclaimed boards for the new yard gates.
I head out to price up a full house conversion — turning two flats back into a family home — and run through the major issues and what’s caused them. Meanwhile, my sister’s extension is paused while she decides on fascias and soffits, but we’re racing to get the roof on before winter hits.
At the student rip-out job, we’re near the finish line and, as always, uncover some weird and wonderful surprises inside these old buildings. Me and Ben also finish the kitchen fit-out at Bar 54, while scam “estimating” companies keep calling (even after my email joke went viral).
Another developer gets in touch for a boarding and skimming quote above a Domino’s — I can’t resist the smell of fresh pizza while we chat!
Back on the yard, I start planning a new layout and workflow to make things more efficient going forward. After the recent storm, a few trees came down at the back — they’ll make good firewood soon enough.
Scott wraps up the knock-through project, plastering the new stud wall and self-levelling the kitchen floor.
Then comes my birthday present to myself — a petrol-powered 10m Bumpa hoist! Straight to work on my sister’s extension. Big thanks to McCaffrey Roofing Contractors, who we’ll likely team up with on future projects.
On my birthday, I also spoke at the Worthy Business Booster — a brilliant event supporting women in business. It was great to be part of something that inspires growth locally.
But it’s not all smooth sailing — a landlord complaint makes me rethink some of the cheaper labour jobs we’ve been taking on. Competing with sole traders charging next to nothing doesn’t make sense when we’re trying to train lads like Labby properly. I talk through the real challenges of training young builders while keeping jobs profitable.
The tipper van picks up a puncture, so it’s off to Tom Tully Tyres in Speke — where I also discover that tyres for our trailer apparently don’t exist!
I meet up with another developer we’ve helped before, put up heras fencing to mark a boundary, and prepare for our next big site.
Later that evening, I head to Manchester to meet a viewer interested in a joint venture. Great chat — and a good reminder of the bigger picture we’re building towards.
Back on site, the new Bumpa hoist gets its first run — can I remember how to set it up? We also haul away a trailer of soil, but not without nearly wrecking a wheel on a kerb (again!). Old tricks save the day.
A special moment this week — I attend the funeral of Tommy Bache, the original owner of our builders yard. His family have supported me through tough times, and hearing the stories about him makes me want to help even half as many people as he did.
It’s also been a year since Simmo passed — a huge character on site who’ll never be forgotten. The team and I take a moment to remember him this week.
Next week, I’ll be at the Footballers Property Group event in Manchester — it’s free to attend if you fancy it!
And some big news… after weeks of talks, the lady next door to our development site has agreed to sell me her property. If it all goes through, this could unlock the site’s true potential!
