GOODSYARD FACTS
Freeholders: Network Rail. The site is classed as public land.
Developers: Hammerson and Ballymore. In 2002 Hammerson acquired an option on the site, paying £62 million for 24 prime Network Rail sites including the Goodsyard.

This planning application is an “amended” scheme from 2014, being decided by the Mayor of London because in 2015 Mayor Boris Johnson took the decision away from Hackney and Tower Hamlets. But Johnson’s planners said they would refuse the application, so the Hearing was deferred. The decision remains with City Hall planners instead of being passed back to Hackney and Tower Hamlets.

Development comprises:
9 separate development plots with a phased timescale up to 2034
a total of 10 buildings in a range of heights, the highest 142.4m AOD and the lowest 29.2m AOD.
• up to 130,000 m2 office blocks
• up to 500 residential homes (C3) a maximum of 90 social rented homes
• up to 20,000 m2 of Retail (A1 to A5 use)
• up to 150 hotel rooms (C1);
• other assorted non-commercial uses
• up to 1 hectare of public realm

The site borders five conservation areas. Heritage assets include original Braithwaite Arches, walls of the original Goodsyard, original ‘Oriel’ gateway.
