Hey everyone! 🌞 We're in July, and it's time for your market update for Charleston County, SC, covering June. And guess what? The trends are still just as shocking as they've been all year!

Here's the scoop:

🏠 We have 4% more houses on the market compared to last June.
📉 Closed sales are down a whopping 82%.
💰 But hold on, sales prices are still climbing! The median sales price is up 9% to $77,000, and the average sales price has increased by 10% to $981,000.

It’s wild, right? Even though days on market have only increased by three days compared to last June, I’m definitely noticing homes sitting a bit longer and fewer showings. The numbers might not fully reflect it yet, but it's happening.

Another interesting tidbit: the original list price to sales price ratio has dipped to 97%. This means sellers are still overpricing their homes, while buyers are becoming more strategic. But don’t fret, it’s still a great time to sell with inventory remaining relatively low.
