Eviction Notice forms, also called Notices to Quit, are forms served by a landlord to a tenant that notify the tenant of a lease violation.

Eviction Notices are commonly delivered to tenants because of a failure to pay rent on time. Other reasonings include:
Non-Compliance with the Rental Agreement;
Illegal Activity on the Property; and
Tenant Creating a Nuisance.

Notices to Quit can be delivered to tenants in two forms, curable and incurable. A curable notice gives the tenant a predetermined timeline per state law for the tenant to comply with the lease or vacate the property. If the tenant receives an incurable Eviction Notice, they must leave the property within the allotted time frame and cannot remedy their violation.
