One of the ways real estate investors can gain wealth through investing in real estate is through a fix and flip strategy. This requires that you buy distressed property or those that need a total makeover to be habitable. The problem with fix and flip in general is those who treat it as a side hustle thinking they will get rich quick. Often they use hard money, have no ability to do any work themselves, and often have insufficient reserves if something goes horribly wrong and many times it does. I do know highly successful flippers but they are full time and have a building background. There is another problem even bigger in the Oklahoma City and Tulsa markets in that finding these properties to flip is the proverbial needle in a haystack. Inventory is down 65% from a year ago. The second issue is flip and flip needs market volatility which means a higher rate of foreclosures and short sales which in Oklahoma City is an extremely small number. I will eat with these in the next video. There may be the ability to do this next year with the number of homeowners who went into forbearance programs and are expected to make up 12 months of missed payments. The federal government may have some more help with this but I have my doubts. If they do not we should be seeing foreclosures next year. Remember that in Judicial states like Oklahoma a minimum of six months is needed to complete the foreclosure process so you will have to wait a bit longer.
