LA CONCA VERDE

This is a very distinctive property mainly due to its location which makes it practically unique and difficult to compare to other paroperties. Immagine a hamlet consisting of 3 detached houses immersed in greenery, each enjoying absolute privacy with a crystal clear torrent which runs just a few meters away, forming enchanting natural pools and waterfalls. The property can however by reached by car via 3 different roads, even though during the winter months just one – private and shared with another property - is best used. The position of La Conca Verde is distinctive not only because of the natural beauty of its surroundings, but also because of its proximity to shops, shopping centres and other services such as banks, post offices etc, which are all just 10 minutes drive away, whether you travel in the direction of Licciana or Villafranca.
The motorway exit at Aulla is 15 minutes away as is the railway station. The main house has 5 rooms used as cantine at ground level, at least 2 of which could be converted to living accommodation and easily connected to the upper floor with a new staircase. On the upper floor there are at present: hallway, large living room/kitchenette, 2 bedrooms, bathroom.
The detached outbuilding is on a single level (corresponding to the upper level of the main house) and consists of a single large bedroom with bathroom.
The land is completely fenced with large terraces and fruit trees and it is possible to build a swimming pool.

Si tratta di una proprietà molto caratteristica principalmente per la sua posizione che la rende praticamente unica e difficile da confrontare con altre parti. Immaginate un borgo composto da 3 proprietà indipendenti immerse nel verde, ognuna godendo di assoluta privacy con un torrente cristallino che scorre a pochi metri di distanza, formando incantevoli piscine naturali e cascate. La Conca Verde è una di queste 3 proprietà privilegiate, che beneficiano di una posizione elevata sul torrente: dalle finestre, dal terrazzo e dal terreno si può ammirare e godere dello scorrere dell'acqua. Una porzione del giardino antistante la casa è in pratica un terrazzo semicircolare che si affaccia su una delle piscine naturali pochi metri più in basso, dove si possono vedere nuotare trote e altri pesci. La proprietà è composta da un antico casale in pietra su 2 livelli con ampio annesso a pochi metri e terreno su 3 lati completamente recintato. Sul restante lato la proprietà confina con un'antica strada pubblica acciottolata, non percorribile in auto e utilizzata solo dalle persone a piedi per raggiungere il torrente per nuotare o pescare, o occasionalmente come sentiero per passeggiate a cavallo che non fa che aumentare il fascino del luogo. La proprietà è comunque raggiungibile in auto tramite 3 diverse strade, anche se durante i mesi invernali solo una - privata e condivisa con un'altra proprietà - è meglio utilizzata. La posizione de la Conca Verde è caratteristica non solo per la bellezza naturale dei suoi dintorni, ma anche per la vicinanza a negozi, centri commerciali e altri servizi come banche, poste ecc, che distano tutti solo 10 minuti si viaggia in direzione Licciana o Villafranca.
L'uscita autostradale di Aulla è a 15 minuti così come la stazione ferroviaria. La casa principale dispone di 5 vani adibiti a cantine al piano terra, di cui almeno 2 potrebbero essere convertiti in abitazione e facilmente collegati al piano superiore con una nuova scala. Al piano superiore si trovano attualmente: disimpegno, ampio soggiorno / angolo cottura, 2 camere, bagno.
La dependance indipendente si sviluppa su un unico livello (corrispondente al livello superiore del casale principale) ed è composta da un'unica ampia camera da letto con bagno.
